Nine things that change your renovation cost the most
Two flats of the same size can have very different renovation bills. These are the factors that usually matter most.

1. Floor area
More area means more tiling, flooring, painting and electrical points. Many items are priced per square foot, so this is the biggest single driver.
2. Finish level
Materials and labour grades move together. Going one level lower on finish is often the quickest way to bring a total down.
3. Carpentry and built-ins
Custom wardrobes, a TV wall and a study desk add up quickly. Carpentry is often the largest category in a full-home budget.
4. Hacking and rebuilding
Removing old tiles, walls or bathrooms costs time and disposal fees. Keeping existing floors and layouts saves money.
5. Number of bathrooms
Bathrooms need hacking, waterproofing, tiling and fittings in a small space. Each one is a mini project.
6. Kitchen scope
A refresh of counters, hob and hood costs far less than a full kitchen rebuild.
7. Electrical and plumbing
Rewiring or moving pipes depends on the age of the home and whether you are changing the layout.
8. Air-conditioning, windows and doors
These are priced per unit, so the count matters.
9. Design and project management
If you hire a designer, fees may be a percentage of the works.
