How it works on an agent’s website

On an agent’s own site, the buyer or seller can send their numbers straight to the agent. The agent receives the visitor’s details with the calculation, so the first conversation starts with real figures.

Use the “Preview Send to my agent” button at the top of the page to see what the agent would receive. Nothing is sent from this demo.

How to use this calculator

  1. The purchase: enter the price, your down payment, the type of property, who is buying (and any co-buyer) and how many homes they already own. Stamp duty updates straight away.
  2. Loan check: enter your income, other monthly debts, age, tenure and interest rate to see the monthly repayment, your TDSR (and MSR for HDB flats and executive condos), the loan-to-value limit and minimum cash payment, and the highest loan the rules allow.
  3. If you sell: enter the sale price, your outstanding loan and CPF refund, the commission and fees, and when you bought, to see the seller’s stamp duty and the cash you would keep.
  4. Full report: enter your email to get all three on one printable page with questions to ask your agent, lawyer and bank.
  5. Copy share link reopens these exact numbers, handy for sending to a partner or an agent.

How it is calculated

BSD and ABSD are worked out from the purchase price using the bands and rates shown under “Rates used”. The monthly repayment uses the standard loan formula. Your TDSR is your other monthly debts plus the new repayment, divided by your gross monthly income, with the repayment tested at the higher of 4% and your own rate. The highest loan is the smallest of what TDSR, MSR and the loan-to-value limit allow. When you sell, the cash you keep is the sale price less seller’s stamp duty, commission, fees, the loan and the CPF refund.

Good to know: this is a planning aid. Valuations, CPF statements, bank policies and individual circumstances change the real figures. Confirm with IRAS, MAS, your bank and your lawyer.
